New mixed-use development proposed in Cherry Creek at Cook & Ellsworth

The two-story office building at 5 Cook Street is seeking approval to demolish the building and construct a mixed-use retail/apartment building up to 8 stories. Located 4 blocks from the Cherry Creek Shopping Center at the corner at Ellsworth Ave & Cook Street, this building appears to be a prime lot for redevelopment and one of the last under developed lots along the corridor.

The property was originally built in 1971 as a single family residence before Cherry Creek became the commercial center it is today. Then in 1979, the building was converted into office space and is now occupied by The Center for Traditional Chinese Medicine.

The site is currently zoned PUD 20, a former planned unit development district from the former Chapter 59 zoning code. The new proposed zoning code will be C-MX-8 (Urban Center Mixed-Use) which permits development of a mixed-use building with ground floor retail and residential units above with a maximum height of 8 stories.

Considering the high density of the adjacent uses to the property, we think there's a high chance the planning board will grant a final approval. We'll be sure to track this site and provide an update when building renderings are released.
