A surface parking lot next to Ball Arena could be replaced by an 11 story mixed use building under a newly submitted concept plan, marking another incremental step forward in the long discussed redevelopment of the arena district.
The proposal calls for 5 lower levels of commercial, business, and structured parking uses, topped by 6 levels of housing. Plans show approximately 75 residential units and about 84 on site parking stalls. Total gross building area is listed at roughly 241,828 square feet.
Although the site currently functions as event parking for Ball Arena, city filings indicate the project is being pursued independently and is not formally tied to the broader Ball Arena redevelopment. The parcel is owned by the Auraria Higher Education Center, which manages land serving MSU Denver, CU Denver, and Community College of Denver.
Even so, the location places the project squarely within the emerging Ball Arena district, where vast surface parking lots are expected to give way to higher density development over time. The site sits along Auraria Parkway in the Central Platte Valley Auraria zone, an area targeted by the city for mixed use growth near downtown and the South Platte River.
The concept plan focuses on building height, massing, and zoning compliance rather than final design details. The stepped form shown in early plans reflects zoning standards that allow additional height through incentive based provisions while managing scale along the street.
No construction timeline has been announced. The proposal remains in the early concept phase and will require additional city review before moving forward.
