Morrisons Downtown Transformation: Prime Real Estate Opportunities Emerge

Change is in motion in downtown Morrison.
A full city block along Bear Creek Avenue—home to the Morrison Holiday Bar, Red Rocks Grill, and two residential units—is now listed for $15 million. Known as the Bear Creek Block Portfolio, the 1.25-acre assemblage includes six parcels, 58 private parking spaces, and 170 feet of prime street frontage in one of Colorado’s most iconic small towns.
The properties fall under Morrison’s Historic District zoning, allowing a flexible mix of residential, commercial, and lodging uses—making this a rare redevelopment opportunity in a town that has long resisted change.
But the tide may already be turning.
Just down the street, the controversial Red Hotel is now under construction. The 22-room boutique hotel was approved in 2024 after heated debate, replacing an older building and prompting Morrison to temporarily pause new land use applications and rewrite parts of its zoning code. During the approval process, council members and residents warned that greenlighting the hotel could trigger a domino effect of development downtown.
That warning now looks more like a prediction.
Next door to the $15M listing, the 16,000-square-foot parcel at 505 Bear Creek Avenue—currently home to a liquor store—is also on the market for $1.295 million. It’s being marketed as a clear development play, hinting that a larger assemblage could be in the works.
With two major sites up for grabs and the Red Hotel rising, Morrison is facing a historic inflection point.
