Milwaukee Place, the seven‑story office and retail development under construction at 242 Milwaukee Street has achieved a milestone rarely seen in today’s office market.
BusinessDen recent reported that a significant portion of the building’s office space has been leased before construction has gone vertical. Crusoe, a Denver‑based data center and AI infrastructure company, signed a lease covering roughly 54,000 square feet representing over half of the building’s office space. The commitment was finalized well ahead of vertical construction, removing nearly all leasing risk from the speculative development.
The project is being developed by BMC Investments in Cherry Creek North, one of Denver’s most supply‑constrained and competitive office submarkets.
Milwaukee Place will include ground‑floor retail, structured parking and modern Class A office space designed to meet demand for high‑quality, amenity‑rich workplaces.
Crusoe’s decision to lease a large share of the office space reflects both its growth trajectory and Cherry Creek’s continued strength as an office location. The company will expand from its nearby headquarters at 255 Fillmore St. and plans to increase its Denver‑area workforce as operations scale.
The Milwaukee Place lease signals sustained tenant demand for premium new product in Cherry Creek, even as other Denver submarkets continue to face elevated vacancy.
Construction on Milwaukee Place began in late 2025, with completion expected in 2027. Once delivered, the building will add a new architectural presence to Cherry Creek’s skyline and further reinforce the neighborhood’s position as one of Denver’s most resilient office markets.
