1717 N Washington Street

1717 N Washington St. was introduced as Marieta, a condominium development aimed at bringing new for sale housing to Uptown. That plan has changed. The project is now delivering as a rental building instead of condos.

Despite the headline, this is not a bait and switch. It is a market driven adjustment. Developers across Denver are facing slower absorption, higher interest rates, and pricing pressure that make selling units more difficult than originally underwritten.

We have been in contact with multiple developers who made similar moves this year. Several for sale townhome projects that delivered in 2025/2026 have since been repositioned as rentals after struggling to meet sales expectations.

Marieta reflects that same reality. Converting to rentals allows ownership to stabilize the asset, generate income, and wait for stronger market conditions before reconsidering a for sale strategy.

We reached out to Generation Development for comment but did not receive a response. Calls to the leasing line for the project were also not returned.

Will it eventually become condos? Possibly, but history suggests caution. 1855 N Gaylord St. in City Park West was also planned as a condominium building when it delivered roughly a decade ago. It remains a rental today.

For renters, that distinction matters. Leasing teams may position future condo conversion as a selling point, but timelines are uncertain and often never materialize.

In the current cycle, Marieta is less about misdirection and more about adaptation. As capital markets tighten and buyers pull back, flexibility is becoming a defining trait of Denver’s development pipeline.
