2718 Walnut Street
Mainspring has acquired 2718 Walnut in the heart of RiNo’s retail core and is planning a redevelopment focused on improving the building’s street presence and pedestrian experience.
According to CEO Andy Schlauch, the project will include improvements to the front of the building, new storefront along the facade, and an accessible route to better connect the property to the street. Planned work also includes upgrades to the sidewalk and public right of way, including new planting areas.
The site consists of multiple addresses and two buildings totaling 9,089 square feet, along with a detached garage and rare off street parking currently striped for 12 spaces. The property is zoned I MX 5 and offers flexibility for a range of retail and commercial uses.
The redevelopment is being designed by Bryant Flink Architecture and Design. Early renderings are not final but illustrate the overall direction of the project.
The property is located along Walnut Street adjacent to Faherty Clothing and the Hartley Flats apartment building, placing it within one of RiNo’s most active retail and entertainment corridors.
Next door, the 15,000 square foot property at 2734 Walnut Street sold for $5.25M in May 2024 and was subsequently over renovated by F1 Arcade for its experiential bar and entertainment concept. The property later appeared on the market at $17.34 million with a marketed 6.00% cap rate before the listing was pulled, leaving questions around both pricing expectations and the long term reliability of an unproven experiential tenant.
In contrast, Mainspring’s plans for 2718 Walnut focus on durable fundamentals, including flexible storefront design, improved accessibility, and streetscape enhancements that align with how RiNo’s retail core is actually used. The repositioning is intended to attract tenants seeking long term relevance in the neighborhood, rather than relying on novelty driven concepts to support value.
