Earlier this year, we told you this 3-story mixed-use building at Park Avenue West and Curtis Street was under contract with a surprising new use planned for the space currently occupied by Open Studio Architecture.
We confirmed this through our co-founder who appraised the deal for both the owner and the lender, but until documents were finalized, we had to keep the specifics quiet.
Now it’s official, 1010 Park Avenue has sold, and the new owner, Jon Van Sistine, has big plans to convert the second and third floors into high-end short-term rental suites.
These suites are designed for large groups like corporate retreats, bachelorette parties, and celebrations where big groups may want to stay together while still being in the heart of downtown and steps from nightlife and the stadiums.
If that last name rings a bell, it’s because Jon is the brother of Matt Van Sistine, another developer making waves in the Ballpark District (more on him in a future post).
Jon is no stranger to this model either, he already runs a successful luxury Airbnb operation just a few blocks away at 21st & Larimer.
For now, Open Studio Architecture still occupies the second floor, but they’ll be relocating in the future to make way for the conversion. Tapville, the craft beer and bites concept on the ground floor, remains open.
While the zoning, D-AS 12+, allows for up to 12 stories, the new owner is sticking with the current footprint, betting on interior transformation rather than vertical growth.
One of the city’s more creative reuse plays, this project speaks to the evolving needs of downtown visitors and developers willing to think a little differently.
