639 29th Street
Construction is nearing completion at 639 29th Street, where the Hattie McDaniel affordable condo project has entered its final phase in Denver’s Five Points neighborhood.
The six story building broke ground in March 2024 on a former RTD parking lot at the corner of 29th and Welton streets. Since then, the site has undergone a visible transformation, with the project rising from empty pavement to a nearly complete residential building by January 2026.
The development will deliver 62 permanently affordable for sale condominiums for buyers earning up to 80% of the area median income. Units include a mix of one, two, and three bedroom layouts.
Named after Hattie McDaniel, the first African American woman to win an Academy Award, the project honors her ties to Five Points, where she attended 24th Elementary School and East High School in the early 1900s.
The project is a partnership between Shanahan Development, Elevation Community Land Trust, and RTD. Elevation Community Land Trust will retain ownership of the land through a renewable 99 year ground lease, ensuring long term affordability for future buyers.
At the 2024 groundbreaking, Denver Mayor Mike Johnston and City Councilmember Darrell Watson joined RTD Director Erik Davidson and Elevation Community Land Trust CEO Stefka Fanchi in highlighting the project’s role in expanding affordable homeownership near transit.
The all electric building includes 4,000 square feet of ground floor nonprofit space. The first residents are expected to move in later this year.
