18206 E. 64th Avenue
A new grocery anchored retail development is being proposed at 18206 E. 64th Avenue in Denver’s Peña Station area.
Plans filed with the City of Denver show Tower Plaza Marketplace, a commercial project planned on a 4.07 acre site along East 64th Avenue with frontage on North Waco Street and North Yampa Street.
The centerpiece of the project is a 37,724 square foot grocery store located in the middle of the main retail building. Plans also show 13,676 square feet of restaurant space and 8,569 square feet of additional retail across several smaller tenant spaces.
Site plans identify a 4,330 square foot hot pot restaurant and a 2,186 square foot retail space among the tenants planned along the building’s storefront.
The development is designed as a single story commercial building surrounded by surface parking and pedestrian walkways connecting storefronts to the surrounding streets. East 64th Avenue functions as the primary frontage for the site.
Plans also show a hotel component on the property behind the retail strip, identified as K.C. Tower Suites, located along East 63rd Avenue behind the commercial building.
Architectural drawings indicate the building will use a mix of materials including textured CMU, stucco, metal panels, and large storefront glass along the primary facades.
The project is being developed by Tower Plaza Inc., with engineering and design work led by Summit Design and Engineering Services.
If approved, Tower Plaza Marketplace would add a grocery anchored retail center to the growing corridor near Peña Station and Denver International Airport.
