7500 Cross Canyon Trail, Castle Pines
Right next door to the Life Time club being built in Castle Pines, another major project has quietly reached vertical construction. Greystar is bringing its 55+ “Album” brand to Colorado for the first time. The Album communities are already established in the Carolinas, Arizona, Florida, Texas, Nevada, Tennessee, and Oklahoma.
The four-story building will house 164 units, 91 one-bedrooms and 73 two-bedrooms, averaging 980 square feet each, on a 4.7-acre site at Canyon Forge Drive and Cross Canyon Trail. Amenities include a 7,200-square-foot clubhouse, a pool courtyard, three garage buildings, carports, and dedicated EV charging.
Greystar Development is behind the project, with Meeks Partners (Houston) as architect and Kimley-Horn handling civil and survey work. Norris Design, the same firm doing landscape architecture for Life Time next door, is leading the grounds here too, tying these two projects together in more ways than one.
Album is Greystar's national platform for active adult living, built around smaller, amenity-rich units for renters 55+ who want to downsize without giving up full-service community living. Castle Pines planning staff has pointed to smaller households, more empty nesters, and demand for lower-maintenance housing as the forces behind this kind of product showing up in The Canyons, a trend also visible in the 325-unit Canyonside Apartments built nearby a few years back.
This corner of Castle Pines is filling in fast: Life Time's club next door, the Peaks at Canyons townhomes under construction, 183 new single-family lots entitled to the north, plus a 7 Brew, a church, and a QuikTrip and AdventHealth clinic both under review. The Canyons' walkable town center is finally taking real shape.
