Four Major Residential Developments Are Reshaping RiNo’s Transit-Oriented Core
More than 1,400 new apartment homes are under construction across four significant projects in Denver’s River North Art District. Concentrated around the 38th and Blake A-Line station and the growing 40th and Walnut corridor, these developments introduce a blend of market-rate and income-targeted housing, new retail spaces, robust amenity offerings, and increased density throughout one of the city’s fastest evolving neighborhoods.
1) 3300 Blake Street, Carmel Partners
Carmel Partners has begun construction on a full-block redevelopment at 3300 Blake Street. The project sits on a 2.4 acre parcel purchased in 2021 and now totals 718,410 square feet. It includes 536,030 square feet of residential space, 11,840 square feet of commercial space, and structured parking for 510 vehicles. The building rises twelve stories along 34th Street and steps down to seven stories along 33rd Street. A large level‑three amenity deck with a pool anchors the podium, and multiple retail spaces activate the surrounding streets. The design team includes Davis Partnership Architects, with Back40 providing landscape architecture support. Site clearing and demolition occurred earlier in 2026, signaling the official start of vertical construction.
2) 1485 40th Street, AVE Station House
At 40th and Walnut, AVE Station House is rising as a 13 story mixed-use community developed by RXR, Korman Communities, Invent Development Partners, and Halpern Real Estate Ventures. The building occupies a 53,029 square foot triangular lot and totals more than 502,000 square feet. It contains 301 residences ranging from studios to three bedrooms and more than 11,000 square feet of ground-floor retail. Structured parking provides 82 spaces and includes EV charging. Residents will have access to more than 18,000 square feet of indoor and outdoor amenities including a rooftop pool, a wellness-focused fitness center with spa, sauna, and steam shower, coworking spaces, private work pods, meeting rooms, and a golf simulator lounge. Approximately 10 percent of units will be designated affordable. OZ Architecture leads the design, Brinkmann Constructors serves as general contractor, and Vida Design is responsible for interiors. First residents are expected in late 2028.
3) 3875 Walnut Street
Rowan is now under construction directly across from the 38th and Blake station and represents a key component of Formativ’s larger transit-oriented development vision. The 16 story project includes 358 market-rate apartments along with more than 10,000 square feet of ground-floor retail. Amenities are located on the fifth and sixteenth floors and include a pool, spa, fitness center, yoga and Pilates studio, coworking areas, a library, a theater room, and multiple outdoor terraces. The project is designed by SAR+, with Britt Design Group overseeing interiors and The Weitz Company serving as general contractor. Rowan is part of a coordinated development effort alongside the nearby 3850 Blake residential project and a planned 180 key hotel. Construction is expected to last about 28 months, with the first move-ins slated for fall 2028.
4) 3850 Blake Street
Formativ’s 310 unit building at 3850 Blake is positioned to become a new model for attainably priced urban housing in RiNo. The 16 story project features residences averaging 563 square feet and a significant focus on affordability. Nearly 40% of units are available to households earning around 70% of the area median income and more than 70% are attainable for those earning below 100 percent of area median income. The project includes 12,000 square feet of amenities such as coworking areas, a resident lounge, an event and game room, indoor and outdoor fitness spaces, and a 6,000 square foot rooftop deck with a pool and mountain views. Homes feature full kitchens, in‑unit laundry, and thoughtful storage solutions. Davis Partnership Architects leads design, The Weitz Company is the general contractor, and JLL arranged 65.5 million dollars in construction financing through CIBC Bank. Construction began in 2025 and completion is expected in 2027.
A Growing Future for North RiNo
Together, these four projects will add more than 1,400 new homes, ground-floor retail, modern amenities, and an influx of transit-oriented energy to the district. With a mix of luxury residences and attainably priced housing options, and with several buildings already well into construction, RiNo is poised for significant transformation. The first openings are expected in 2027, with additional completions following through 2028.
