2777 Zuni Street
Demolition of the former Residence Inn in Lower Highlands is nearly complete as redevelopment plans move forward for the 3.8 acre site at 2777 Zuni Street. The aging extended stay hotel is being cleared to make way for a multifamily project led by Kairoi Residential.
Originally built in 1982, the hotel operated for more than four decades before closing in 2025. Over the past several months, crews have steadily dismantled the structure and most of the property has now been demolished.
Plans call for a five story multifamily building rising nearly 70 feet and totaling roughly 620,000 square feet. The project is expected to include about 434 residential units spread across approximately 450,000 square feet of residential space, supported by a structured parking garage of about 170,000 square feet with roughly 532 vehicle spaces and 233 bicycle spaces.
Building plans also show an elevated amenity deck featuring a nearly 2,000 square foot pool, along with additional resident amenities and outdoor gathering areas. The development is being designed by Valerio Dewalt Train Associates.
Several nearby projects illustrate the scale of redevelopment occurring along the Zuni Street and Speer Boulevard corridor. Just a few blocks away, The Skyline at Highlands, a 626 unit apartment community, delivered in 2024 and added significant residential density to the area.
Additional development may also occur immediately next door. Late last year, a concept plan was filed for the adjacent gas station property at 2727 Zuni Street proposing about 3,000 square feet of commercial space and 28 residential units while retaining the existing fuel pumps at ground level.
To the west, two additional multifamily developments are being planned along Speer Boulevard. Proposals at 2800 N Speer Boulevard and 2855 N Firth Court call for two five story residential buildings that would deliver about 189 units combined.
Kairoi has already completed one notable Denver project, The Vixen, a seven story apartment community with 334 units at 1150 East Colfax Avenue that opened in 2024.
As demolition wraps up at the Zuni Street property, the project represents the next phase of Kairoi’s expansion in Denver.
