3035 E 3rd Avenue
Plans have been submitted for a new four story mixed use office and retail building at 3035 E 3rd Ave and 301 N St. Paul St in Cherry Creek North, replacing the former home of Cucina Colore.
The 0.421 acre site was previously occupied by the Italian restaurant Cucina Colore along with surface parking and accessory structures. The proposal calls for demolition of the existing one story building and redevelopment of the corner property.
According to concept plans, the project would total approximately 88,079 sq ft. The building would include two levels of below grade parking, ground floor retail space, and office space on the upper floors. Retail and restaurant uses would be located at street level, with office space on levels 2 through 4.
The project is planned at four stories and just under the 57 ft height limit allowed in the Cherry Creek North zoning district. Parking would be accessed from the alley and provided in two underground levels, along with bicycle parking and EV charging.
Design plans show active storefronts along both 3rd Avenue and St. Paul Street, with upper level step backs to meet massing requirements and maintain a pedestrian oriented streetscape consistent with the surrounding neighborhood.
The property is owned by Phenomena LLC, with Open Studio Architecture listed as the project architect. A construction timeline has not yet been announced.
