3100 Brighton Blvd | Steel House

Denver based software company Fivetran has signed a new 32,930 square foot office lease at Steel House, a 12 story Class A office building at 3100 Brighton Boulevard in the RiNo Arts District. The company is scheduled to move into the space in October 2026.

Newmark arranged the transaction on behalf of Fivetran. The tenant was represented by Director Josh Pons, Executive Managing Director Andrew Blaustein, and Managing Director Rider Stoglin. The landlord, Beacon Capital Partners, was represented by John Beason and James Roupp of JLL.

The relocation will consolidate Fivetran’s Denver operations onto a single top floor at Steel House. The space offers panoramic city and mountain views, wraparound private terraces, and access to the building’s full amenity package.

Fivetran provides automated data integration software that enables organizations to move data from hundreds of sources into centralized data warehouses and data lakes. The company’s fully managed pipelines support analytics, reporting, and machine learning without requiring customers to build or maintain custom infrastructure.

Delivered in 2025, Steel House was designed by Morris Adjmi Architects and is LEED Gold and WELL Certified. Amenities include a 13,000 square foot elevated park, the largest in Denver, a 7,500 square foot fitness center, indoor and outdoor yoga studio, tenant lounge with barista service, conference center, basketball court, and a five level podium garage.

Located in the heart of RiNo, Steel House offers immediate access to restaurants, retail, and entertainment, along with convenient connectivity to downtown Denver, I 70, and public transit.
