Official rezoning signage has now been posted at the site, signaling progress as the application advances toward its first public hearing. Green Group LLC, doing business as The Zeres Group, is under contract to purchase the property and is seeking to rezone it from E SU D single unit dwelling to E TU C two unit duplex. If approved, the zoning change would allow the construction of a duplex on the vacant lot, expanding housing options in the area.

The adjacent parcel is also included in the rezoning request, with The Zeres Group assisting the current property owner so the site can benefit from the updated zoning in the future. That neighboring property currently includes a single family home with an accessory dwelling unit, providing a contextual example of added residential density along the block.

According to city pre application materials, the rezoning aligns with Blueprint Denver and the Elyria Swansea Neighborhood Plan, which encourage diverse housing options while maintaining neighborhood character. The site is located in Council District 9, represented by Councilmember Watson, and falls within Denver’s Urban Neighborhood Context where small multi unit buildings are considered appropriate.
