1717 N Grant Street

Vertical construction is underway at the Grant Street Apartments, a 7 story Abacus Capital Group development at 287 E. 17th Avenue replacing the former Wells Fargo property between East 17th and East 18th avenues. Since we first covered the project in 2024, the 250 unit building has made significant progress and appears to on target for completion in early 2027.

The final plan confirms 345,863 square feet, including 273,455 square feet of residential and amenity space and 72,409 square feet of structured parking. Plans show 149 bicycle spaces, with 123 enclosed on Level 2 and 26 fixed at grade. Of the vehicle spaces, 123 have some level of EV capability, including 18 with charging equipment installed.

Amenities include a dog spa on Level 1, a business center and bike repair station on Level 2, and a pool, spa, 3 courtyards, fitness center and clubhouse on Level 3. A golf lounge is planned on Level 4, with a sky lounge on Level 7.

There are no curb cuts along Grant, East 17th or East 18th. Garage and loading access are pushed to the alley, while ground floor homes have private yards and direct street entries. Grant Street includes 11 entrances.

The exterior is 71% masonry overall, combining dark and gray brick, stone, light stucco, fiber cement and matte black metal panels. The building will reach about 95.7 feet.

Designs by Meeks + Partners also call for National Green Building Standard Gold compliance and unbundled parking. The cover sheet explicitly states the project is exempt from Denver's mandatory affordable housing ordinance because its site development plan concept predates July 1, 2022, and met the city's extended approval deadline.

Momentum extends beyond this site. One block east, The Tapestry is adding 72 affordable homes. Just north, Inspire Investment Group is proposing to redevelop the former Cathedral High School at 1840 Grant Street into a 40 room boutique hotel and restaurant.
