Developers Propose Hotel to Housing Conversion at 3333 Quebec St.

Developers have filed concept plans with the City of Denver to convert the 11 story Holiday Inn at 3333 N. Quebec Street from hotel use into a 220 unit apartment building, according to city documents. The proposal would repurpose the long running hotel without adding to the existing structure and is currently under early city review.

Public records show the property was purchased in 2021 by Eagle PropCo 7 LLC for $15,735,588. The building was constructed in 1973 and currently operates as a Holiday Inn. The ownership entity is tied to HHM Hotels, a national hospitality management company that did not respond to requests for comment.

The proposal is being submitted by Premier Design to Completion, a Dallas based hospitality and multifamily firm. Plans show residential units on floors two through 11, with studios and one bedroom apartments created by reconfiguring existing hotel rooms. No building additions are proposed, with redevelopment focused on interior renovation and reuse.

The site is zoned S CC 3X, which allows multi unit residential use with city approval. Parking would remain largely unchanged, with roughly 600 on site spaces split between structured parking and surface lots. Existing amenities including the fitness center, handball courts, and swimming pool would remain on site.

The hotel is physically connected through a central fitness area to the neighboring property at 3401 N. Quebec St., a separate office building occupied by a mix of traditional and medical tenants. That building is owned by Stapleton 3401 LLC, and was purchased in 2019 for $12.5 million. There are no current plans to convert that building to residential use according to public records and project materials submitted to the city.

The proposal remains in the early stages of city review and will require additional approvals before redevelopment can move forward. The hotel remains open and available for booking, and no construction timeline has been announced. We'll check back as the project moves through the city review process and new details emerge.
