
Denver Summit FC has officially submitted its Formal Site Development Plan to the City and County of Denver. The submittal, filed on October 24, marks a key milestone for the proposed 14,000 seat stadium at 709 South Delaware Street.
Designed by Populous and led by project manager Nate Huyler, the stadium will cover roughly 300,000 square feet across four stories and serve as the home for Denver’s National Women’s Soccer League team.
The project is valued at approximately $120 million, with construction expected to begin in May 2026 and finish by February 2028.
Transportation plans emphasize access via light rail, rideshare, or walking from the nearby Broadway and I 25 Station, with limited on site parking reserved for accessibility and operations.
The formal submittal follows the approved Concept Site Plan and includes updated engineering and utility details for city review.
According to a recent article by BusinessDen, the site’s history continues to attract attention beyond the stadium design itself.
The report highlights ongoing concerns from bondholders tied to earlier redevelopment efforts at the former Gates Rubber Company property, where $105 million in bonds were issued for infrastructure improvements. Those bonds were expected to be repaid through property taxes, but much of that revenue has not materialized.
The new stadium deal, which will largely be exempt from traditional property taxes under its city agreement, adds a new layer to an already complex financial story at Broadway Station.
