Modus Real Estate will host a broker open at Dahlia 12, a collection of 12 newly built townhomes at 800-822 Dahlia Street in Denver's Hale neighborhood, on Wednesday, Oct. 7, from 1 to 3 p.m. The event gives agents a walkthrough of the completed homes, which are now listed with pricing starting at $825,000.
The homes have since delivered, and the current entry price sits roughly $70,000 below that original floor. Listing materials for at least one unit have also advertised a 2/1 rate buydown, a financing incentive that lowers a buyer's payments over the first two years of the loan.
Each townhome measures approximately 2,216 to 2,274 square feet with three to four bedrooms and three to four bathrooms. The main residence follows an open-concept layout and includes an oversized one-car garage and a private backyard.
A garden-level lock-off suite of roughly 700 square feet sits below the main living space. It has its own exterior entrance, bedroom, full bathroom, living area, laundry connections and a dedicated HVAC system, allowing it to function independently of the upper floors. The configuration is aimed at buyers interested in house hacking, multigenerational living, a guest suite or a separate home office.
Marketing materials project annual rental revenue for the suite at approximately $25,000 to $35,000, depending on management, seasonality and performance. A nearby AirDNA comparable reported about $40,700 in annual revenue at 75% occupancy. Those figures are projections rather than guarantees, and Denver's short-term rental rules require the property to be the operator's primary residence and to carry a city license.
Buyers choose from four designer finish packages: Contemporary Deluxe, Contemporary Premium, Industrial Deluxe and Industrial Premium. Selections include quartz surfaces, designer tile, modern lighting, upgraded cabinetry and matte-black or luxe-gold fixtures, with appliances and plumbing from KitchenAid, JennAir, Bertazzoni, Brizo, Delta, Kohler and Sterling. The premium packages step up the appliance and plumbing tier.
The site sits a short drive from 9+CO, the mixed-use redevelopment of the former University of Colorado Health Sciences Center campus at 9th Avenue and Colorado Boulevard, as well as Rose Medical Center and National Jewish Health. Cherry Creek North, City Park and the Denver Zoo are within a few minutes, and downtown is roughly 15 minutes away. Infill has continued along the Hale and Montclair edges of the corridor, including Narrate Companies' 73-unit Frameline apartment project on E. Hale Parkway.
