DA Davidson is planning to move its Denver regional headquarters to the 27th floor of 1900 Lawrence, the 30-story Class AA office tower completed in 2024 by Riverside Investment & Development. Permit documents filed with the City of Denver this month show a full tenant finish for offices, a trading floor, conference rooms, a café, and reception across the entire floor, with a new tenant address issued on May 8th. The space is being designed by Clic Design Studio with MEP engineering by Salas O'Brien and construction by Rand* Construction.

The lease places DA Davidson alongside an increasingly law-and-finance-heavy tenant roster at 1900 Lawrence. Gibson, Dunn & Crutcher took the 31,000-square-foot top floor in 2022, becoming the building's first announced tenant. Reed Smith followed with the 28th floor at 30,600 square feet earlier this year. Marsh McLennan signed for roughly 12,000 square feet on the 19th floor. The pattern at 1900 Lawrence has been clear since lease-up began: large law firms and capital markets tenants trading older downtown towers for newer trophy product, often at smaller footprints.

DA Davidson currently operates out of Suite 300 at 1550 Market Street, the 16M building in the heart of LoDo. The firm has been at that address for a decade, occupying the lower office floors of the mixed-use tower that also includes ground-floor retail and residential penthouses above. The Denver office serves as one of the firm's regional headquarters alongside Great Falls, Los Angeles, New York, Omaha, and Seattle, and has anchored the firm's Colorado presence since 1992, when DA Davidson first formally established its Denver business.

Founded in 1935, DA Davidson is an employee-owned full-service investment firm with roughly 1,600 employees and offices in 29 states. The Denver office houses the firm's Special District Group, Fixed Income Capital Markets, Equity Capital Markets, and Wealth Management teams, several of which appear on the new floor plan as separate office clusters labeled FICM, WM, ECM, DIA, and HC. The buildout includes 35 private offices, an open trading floor, multiple conference rooms, and a café with a kitchen.

Developed by Riverside in partnership with Convexity Properties and Canyon Partners, 1900 Lawrence delivered approximately 700,000 square feet of office space and 10,000 square feet of ground-floor retail at a project cost of roughly $400 million.

The building is the largest Class AA office tower built in downtown Denver in more than four decades and is positioned at the edge of LoDo near Union Station and Coors Field. Designed by Goettsch Partners and built by Hensel Phelps, the project includes a 14,000-square-foot tenant amenity floor on Level 7 with a fitness center, conference facilities, and an outdoor terrace.

The permit application for the 27th floor is currently under city review, with a Not Approved notice issued by Community Planning and Development on May 20th listing ten mechanical and plumbing items for the design team to address before issuance. Once resolved, the buildout will move forward as one of the more substantial tenant finish projects underway in downtown Denver this year.
