1900 Lawrence Suite 1850
Cooper Carry is planning a new office build out at 1900 Lawrence Street, adding another tenant improvement project to one of downtown Denver’s newest office towers.
According to city filings, the project is planned for Suite 1850 on the 18th floor of 1900 Lawrence. The build out covers 5,780 square feet.
Plans call for mostly open work areas, private offices and typical business support spaces. The submitted valuation lists the build out at $939,000.
Cooper Carry is listed as both the tenant and architect. The firm is a national design practice working across architecture, planning, landscape architecture, interior design and environmental graphic design. Its corporate address is listed in Atlanta, while its current Colorado office is listed at 1360 Walnut St., Suite 102, in Boulder.
The filing adds to a growing roster at 1900 Lawrence. Gibson Dunn was the building’s first announced tenant, taking 31,000 square feet on the 30th floor. Reed Smith is tied to 25,229 square feet on the 28th floor. D.A. Davidson recently filed plans for roughly 16,644 square feet on the 27th floor. Marsh McLennan has a 12,000 square foot office on the 19th floor after shifting from 17th Street Plaza. Monfort Companies also moved into a new suite on the 19th floor. Spring Fertility Denver is tied to 9,896 square feet in Suite 1800 on the 18th floor.
The ground floor is also expected to include a new restaurant from Troy Guard, the Denver restaurateur behind Guard and Grace and TAG Restaurant Group. That restaurant would add a high profile food and beverage component to the base of the office tower, alongside the building’s planned ground floor retail space.
1900 Lawrence is a 30 story office tower developed by Riverside Investment & Development near the north end of downtown Denver. The building totals roughly 730,000 rentable square feet and includes large office floorplates, tenant amenities, private outdoor terraces, ground floor retail and onsite parking.
