In a significant move to address Colorado's housing shortage, Governor Jared Polis has signed two critical pieces of legislation aimed at expanding housing accessibility. These laws, focusing on accessory dwelling units (ADUs) and transit-oriented development, reflect the Governor’s commitment to making housing more affordable and accessible, as outlined in his 2024 State of the State address.

Early today, Governor Polis enacted the bipartisan HB24-1152, known as the Accessory Dwelling Units bill. Sponsored by Representatives Judy Amabile and Ron Weinberg, along with Senators Kyle Mullica and Tony Exum, the bill facilitates the construction of ADUs, commonly referred to as mother-in-law flats or casitas. By streamlining the approval process, this legislation empowers homeowners to easily add ADUs to their properties. This initiative not only offers a cost-effective housing solution but also provides homeowners an opportunity to earn additional income and support family members of varying ages living closer to home.

“Coloradans have made clear their need for affordable housing solutions, and I am thrilled that we have responded with effective legislation. ADUs offer a versatile and economical option for expanding housing availability,” Governor Polis stated. He praised the legislative sponsors and expressed eagerness to see residents embrace these new opportunities.

Following the ADU bill, Governor Polis signed HB24-1313, the Housing in Transit-Oriented Communities Act. Sponsored by Representatives Steven Woodrow and Iman Jodeh, and Senators Chris Hansen and Faith Winter, this legislation encourages the development of housing near public transit systems. By doing so, it aims to decrease reliance on cars, thereby saving money, reducing traffic, improving air quality, and facilitating easier access to workplaces and essential services.

Governor Polis highlighted the synergy between housing and transportation, noting, “By aligning housing development with our transit infrastructure, we not only make living more affordable but also more convenient for all Coloradans. I extend my gratitude to the sponsors and the diverse coalition that championed these forward-thinking bills.”

These legislative actions by Governor Polis mark a proactive approach to tackling the housing challenges in Colorado, promising a more sustainable and inclusive future for the state’s residents.
