6302 Tower Road & 18500 E 64th Ave
Two national drive thru restaurants are now proposed for a large raw land site on Tower Road across from the Link 56 development in far northeast Denver.
Reporting from last year, from other real estate accounts, suggested Chick fil A would occupy the entire nearly 9 acre property. That scale would have been unusually large for a single fast food restaurant and warranted a closer review of the land allocations.
Current site plans tell a different story.
Chick fil A is proposing a 5,033 sq ft restaurant on a 2.165 acre site with 82 parking spaces. The building would front Tower Road and include drive thru lanes.
Immediately adjacent, Panda Express is proposing a 2,697 sq ft building on approximately 2 acres, also fronting Tower Road with its own drive thru configuration.
Plans show a new private drive being constructed behind both parcels, providing additional access from E 64th Ave and E 63rd Ave.
Behind the proposed Chick fil A pad, aerial imagery shows active construction activity within what appears to be an Xcel Energy utility easement. The private drive alignment is also beginning to take shape behind the Panda Express parcel.
For the remaining land fronting Argonne Street to the east, no building permits or site plans have been identified at this time.
Nine acres may appear to support a single user at first glance. A closer read of the plans shows a multi pad commercial layout instead.
As the Tower Road corridor continues to build out, retail and restaurant projects are following residential growth.
