201 Fillmore Street

Cherry Creek continues to push ahead with new development and the latest progress at 201 Fillmore shows how different the submarket feels compared to downtown. While 1900 Lawrence is announcing its first ground floor tenant with Troy Guard, that space will not open until 2027. Meanwhile Cherry Creek is securing full restaurant commitments for buildings still under construction.

The retail level at 201 Fillmore will be anchored by The Henry, along with its companion bar concept Hanks Neighborhood Tavern, both created by Fox Restaurant Concepts. The plans call for a sizable interior layout paired with outdoor dining areas that will bring a new all day restaurant and bar presence to the Fillmore corridor. Permit filings show extensive interior and patio build-outs already underway and a zoning permit is currently in progress for a 2,000 SF outdoor patio area.

Above the retail space, the 142kSF building is fully pre leased to Antero Resources, an exploration and production company headquartered in Denver. Antero focuses on natural gas, NGLs and oil development across the Appalachian Basin and is known for its portfolio of repeatable drilling opportunities. Their long term lease signals strong confidence in Cherry Creek’s premium office environment even before the building is delivered.

This early retail and office momentum mirrors a broader pattern in Cherry Creek. Other projects, including the buildings on Milwaukee and the upcoming 250 Clayton, are landing tenants who commit to large floor plates well before construction is complete. It reinforces the neighborhood’s position as one of the few national submarkets where new development continues to lease ahead of schedule.
