Cherry Creek West Building B & Open Space Lot D

New design details have been released for Cherry Creek West, offering the clearest look yet at how Building B and the central open space will define Phase 1 of the project.

At the center of the plan is Zone Lot D, a publicly accessible open space positioned between Building A and Building B. This space is anchored by a mid-block pedestrian corridor known as the Confluence, which will connect 1st Avenue to Market Square and the broader site.

The Confluence is designed as a retail-lined pedestrian spine, guiding visitors through the development while linking plazas, streets, and building entrances. It will feature seating, landscaping, and outdoor gathering areas, forming a key organizing element for the entire project.

Market Square will serve as the largest open space within Phase 1, creating a central plaza environment with year-round usability. Together, the Confluence and Market Square account for roughly 0.4 acres of programmed open space and are designed to prioritize pedestrian circulation and activity.

Building B

Building B plays a major role in shaping this experience. The 13-story residential building sits along Clayton Lane and Road R, directly adjacent to the open space and mid-block connection. Its design emphasizes massing reductions along the public realm edges, helping frame the open space while improving light, scale, and pedestrian comfort.

The building incorporates articulated facades with recessed balconies, vertical breaks, and a varied podium design to reduce perceived bulk and create a more human scaled streetscape. At ground level, retail wraps much of the building, activating the edges of the Confluence and surrounding streets.

A key design move occurs at the intersection of 1st Avenue and Clayton Lane, where the tower steps back and meets the ground to frame a primary entry into the site. This creates a distinct flatiron-like form while anchoring the pedestrian corridor.

Like Building A, all parking for Building B is located below grade, reinforcing the project’s pedestrian-first approach by minimizing visible vehicle infrastructure.

Building A, located just west of the Confluence, follows a similar design strategy with active ground floor uses, massing articulation, and direct integration with the public realm. Together, the two buildings establish the primary edges of Cherry Creek West’s central open space.

Overall, the latest plans show how Building B and the open space between Buildings A and B will function as the heart of Phase 1, combining density, retail, and public space into a cohesive pedestrian environment.
