Cherry Creek West

A demolition ceremony on Tuesday marked the official start of Cherry Creek West, a 13-acre mixed-use redevelopment that will replace surface parking lots at the southwestern edge of Denver's Cherry Creek neighborhood with offices, residences and publicly accessible open space.

The project, tied to land that has been in the Buell family's orbit for a century, will be developed in two phases. The first phase calls for three buildings: an eight-story office tower and two 13-story residential buildings, along with an underground parking structure covering the eastern portion of the site. Phase 1 will deliver approximately 400 residences, 200,000 square feet of office and 50,000 square feet of retail.

When complete, Cherry Creek West will offer approximately 840 residences, 600,000 square feet of office space, 100,000 square feet of retail, and over 2,000 underground parking spaces. Developers have also committed to trail improvements along the Cherry Creek corridor and new pedestrian connections linking the development to surrounding blocks. Construction and phased deliveries for the first three buildings are expected to continue through 2029.

The first structure to rise on the site will be known as Building A, and it will be replacing a building labeled B101, a name chosen as a nod to the Buell family's long tenure on the property. The designation references roughly 101 years since Temple Hoyne Buell acquired the 57-acre parcel when the area was still a gravel pit in 1925. Before his death, Buell transferred ownership to the Buell Foundation, which retains title to the property today. Revenue generated from the land funds the foundation's mission supporting early childhood development in Colorado.

Building A is planned as an eight-story office building with ground-floor retail on a 41,314-square-foot parcel at 1st Avenue and Road H. The design prioritizes a pedestrian-oriented streetscape, with retail fronting the sidewalk and the main lobby anchored at the northwest corner. All parking will be below grade. Building massing steps down along the south and east edges to transition into open space and a mid-block pedestrian passage.

Cherry Creek West is entering the market alongside a cluster of projects that are

collectively reshaping one of Denver's most sought-after commercial corridors. Directly across 1st Avenue, Cherry Lane has already broken ground, bringing a luxury retail and dining district with a residential component. Meanwhile, mall owner Simon is preparing a significant renovation of the adjacent Cherry Creek Shopping Center intended to modernize the property and improve the visitor experience.

Together, the projects represent a concentrated bet on Cherry Creek's continued evolution as Denver's premier urban retail and mixed-use destination.
