3300 Blake Street

It’s hard to believe, but we first posted about this project back in 2022. Now, construction is officially underway at 3300 Blake St in Five Points as one of the neighborhood’s largest planned developments finally moves forward.

Carmel Partners has broken ground on a 481 unit mixed use project spanning roughly 2.4 acres, taking over an entire city block just north of downtown.

Plans show a building rising to 12 stories along 34th Street before stepping down to 7 stories along 33rd Street, a massing approach that reflects the area’s zoning and surrounding scale.

The project totals about 718,410 square feet, including approximately 536,030 square feet of residential space, 11,840 square feet of commercial space, and 170,540 square feet of structured parking for 510 spaces. At street level, multiple retail suites are integrated alongside residential lobbies, leasing, fitness space, and bike storage.

Above the podium, a large level 3 amenity deck and pool courtyard anchors the building, creating a central gathering space for residents.

Permits for the project date back to 2022 for foundation work and 2023 for the superstructure, showing just how long it can take for projects of this scale to move from proposal to construction.

For us, this is exactly why we track development long term. What started as a concept we shared years ago is now becoming a real building, adding significant density to Five Points and continuing the steady evolution of the area.
