2341 E Colfax Ave is moving toward new life.

Blazing Bird is planning to convert the long vacant former 7 Eleven at Colfax and Josephine into a 2,634 sq ft eating and drinking establishment. Construction documents show a full interior tenant finish, including a new commercial kitchen, walk in cooler, updated dining area and an underground grease interceptor. The project shifts the building from general retail to Assembly A-2 occupancy, with a planned dining capacity of 78 seats.

The 1 story building sits on a 10,079 sq ft lot in the C-MS-5 zone district and was built in 2010. While no exterior expansion is proposed, the site will be restriped to provide 10 parking spaces, including 1 accessible space and 2 bicycle spots.

Blazing Bird, known for its Nashville hot chicken concept, has been steadily expanding across the Denver metro, often targeting high visibility urban corridors. East Colfax fits that strategy. The corner sees consistent vehicle traffic and sits near transit, making it a strong candidate for a fast casual restaurant with dine in and takeout demand.

This is not a ground up development, but it is the type of incremental reinvestment that reshapes corridors over time. A dark convenience store turning into an active restaurant can shift foot traffic, extend evening activity and strengthen the surrounding commercial node.

The project is currently under city review. If approved, another long vacant East Colfax storefront could soon be back online.
