Archdiocese proposes 75-unit affordable senior housing development

Earlier this year, the Archdiocese of Denver submitted an application to rezone the vacant lot located at 2569 S Federal Blvd. The site is located in the Harvey Park neighborhood on the southwest corner of S. Federal Blvd and W. Vassar Avenue.

The proposal calls to rezone the 0.92 acre corner lot from S-SU-D to S-MU-5. The new zoning will permit the construction of a 5-story, 75-unit multifamily affordable housing for seniors.

The proposed development will be managed by the Archdiocese of Denver and will be restricted for seniors 62 and over that earn below 80% of the annual median income.

The lot was once part of the adjacent Church of All Saints, however earlier this year, the existing church property went through a zone lot amendment and a parcel reconfiguration to create a new, vacant parcel.

Lately, we've seen zoning change proposals for church owned properties due to these properties typically being adjacent to less dense residential land uses. Unlike the rezoning proposal we covered last month over on S Parker Road, this project seems to be receiving less opposition from the surrounding community due to the nature of the project and the fact that it wont be replacing an existing single family use. We'll be sure to circle back on this project at ground breaking if zoning amendments and building plans get approved.
