Amacon closed on the final piece of land it needs for a second condo and hotel skyscraper complex in downtown Denver, paying $10.6 million last week for the 0.64-acre parking lot at 1925 N. Broadway. The purchase gives the Vancouver-based developer full control of the site immediately behind Upton Residences, the twin-tower condo project it is finishing now at 18th and Welton.

The seller was the Patten-Davis Foundation, which had owned the North Broadway parcel since 2004 after paying $2.5 million for it. At $378 a square foot, the deal effectively closes out a land assembly Amacon began in late 2022, when it paid $4.7 million for the 1800 Welton Street site and converted the 7-Eleven there into the sales gallery for Upton Residences.

Site plans filed with Denver's Community Planning and Development office describe two 39-story towers rising to roughly 422.5 feet on a shared podium, with 619 condo units, a 100-room hotel, about 9,700 square feet of ground-floor retail and close to 700 parking spaces split between below-grade levels and a podium garage. Davis Partnership Architects, the same firm behind Upton, is designing the project and has proposed carrying over the material and massing language from that building, including a granite base, decorative concrete tile entry portals and structurally glazed curtainwalls.

The project has been moving through the city's formal Site Development Plan process since Amacon and Davis Partnership filed concept plans in 2023. A second round of consolidated agency comments in June 2025 addressed right-of-way dedications along Welton, 18th and 19th streets, a permanent non-exclusive easement, an encroachment tier determination for canopy projections over the sidewalk, and compliance with Denver's Expanding Housing Affordability ordinance, which the project intends to meet by building income-restricted units on site rather than paying into the city's housing fund.

Environmental assessments of the site found no significant contamination tied to a former auto repair shop that operated there in the 1920s or historical dry cleaners upgradient of the property, clearing another hurdle toward approval.

The second tower project would sit directly behind Upton Residences, which is on track to deliver 461 for-sale condos across a 38-story north tower and a 32-story south tower, the largest condo project Denver has seen since the Spire opened in 2009. That project has hit turbulence of its own this year. Amacon Construction sued its concrete subcontractor, GCon, for more than $10 million after accusing the Castle Rock company of pulling bracing and reshoring from an upper floor, prompting a Denver judge to bar GCon from the jobsite in August. Amacon claims the towers remain structurally sound and says Upton is still slated to deliver later this year.

With the land now assembled, the architecture drawn and city review already years in progress, Amacon's next move at 18th and Welton has become a question of when, not if.
