Alexan RiNo Development Plans to Transform 36th and Downing

A full city block near the 38th & Blake station could soon be home to 300 new apartments and ground-floor retail.

Trammell Crow Residential has submitted concept plans for Alexan RiNo, a mixed-use development at 36th and Downing. The project includes a 7-story section along Downing Street and a 4-story section along Marion, creating a step-down design that blends into the residential neighborhood to the east.

Plans call for 4,500 square feet of retail, two internal courtyards, co-working space, a fitness center, and a rooftop deck.

Units will include studios, one-, two-, and three-bedroom layouts and 10 percent of them will be set aside for households earning 60% AMI. The plan includes 390 structured parking spaces.

This was not the first plan for this site. Back in 2018, this parcel was floated as the future home of a grocery store, something the neighborhood has long called for. That plan never materialized, but new momentum has arrived.
