A full city block near the 38th & Blake station could soon be home to 300 new apartments and ground-floor retail.

Trammell Crow Residential has submitted concept plans for Alexan RiNo, a mixed-use development at 36th and Downing. The project includes a 7-story section along Downing Street and a 4-story section along Marion, creating a step-down design that blends into the residential neighborhood to the east.

Plans call for 4,500 square feet of retail, two internal courtyards, co-working space, a fitness center, and a rooftop deck.

Units will include studios, one-, two-, and three-bedroom layouts and 10 percent of them will be set aside for households earning 60% AMI. The plan includes 390 structured parking spaces.

This was not the first plan for this site. Back in 2018, this parcel was floated as the future home of a grocery store, something the neighborhood has long called for. That plan never materialized, but new momentum has arrived.

Alexan RiNo adds to Trammell Crow’s growing Alexan portfolio across the metro area, which already includes communities at Evans Station, West Highlands, Pena Station, and Aurora.

This latest addition aims to bring new housing, retail, and walkability to one of Denver’s fastest-growing corridors.
