Affordable Senior Living Breaks Ground in University Hills

A big step forward for affordable housing in University Hills.

MGL Partners has officially broken ground on Iliff Apartments, a $25.8 million development bringing 50 affordable homes for adults age 62 and older.

The four-story building will offer a mix of one- and two-bedroom apartments for residents earning between 30% and 80% of the Area Median Income. It will be the only age-restricted community in the area with LIHTC units at 61–80% AMI, filling a major gap in senior housing options.

Rendering

Residents will have access to a community room, fitness area, rooftop deck with mountain views, gardens, a dog run, shaded picnic space, and free Wi-Fi. The building is all-electric, EV-ready, and designed to exceed ADA accessibility standards.

A part-time on-site Service Coordinator, through a partnership with Eaton Senior Communities, will connect residents with wellness programs and local support services.

Rendering

City leaders, including Mayor Mike Johnston and Councilwoman Diana Romero Campbell, praised the project for keeping Denver’s seniors rooted in their neighborhoods.

“The cost of rent should never be the reason a grandparent has to move away from their children and grandchildren,” said Mayor Johnston.

Additionally, coming in 2026, just blocks away is the East Iliff and South Bellaire Street Park, complete with a playground, sports courts, gardens, and community event space, making this corner of University Hills a hub for connection and quality of life.

Construction is expected to wrap in September 2026.
