A new concept plan outlines a 49 unit affordable apartment building at the intersection of Walnut & Downing. The site is a small irregular lot occupied by a light industrial building that has stayed underused as larger projects have filled in around it.

The proposal calls for a 6 story structure with a mix of 1 bedroom, 2 bedroom, and 3 bedroom units designed for families and individuals. Project materials show 65,107 square feet of residential space with ground floor services that include a playroom for residents with children. The building reaches 79 feet under CMX-12 zoning and meets required build to percentages on both Walnut and Downing.

The plan includes 11 garage parking spaces even though parking is not required because of the proximity to transit. The site is close to the 38th and Blake light rail station with access to nearby retail, entertainment, and daily services. The project also provides 40 enclosed and fixed bicycle parking spaces which exceed zoning minimums. The proposal supports Denvers goal of expanding high density affordable housing in transit rich areas.

If approved, the project would deliver 49 for rent units to a neighborhood facing rising costs and a limited supply of affordable homes. The concept is early in review but signals a clear direction for a site that has held potential for years.
