Aliyah and Liora will bring affordable, energy-efficient homes to the corner of 17th Avenue and Newton Street, developed by Zocalo Community Development.

The project spans a full city block at the southeast corner of Sloan’s Lake Park and includes two buildings: Aliyah, a 16-story tower, and Liora, a four-story affordable housing community. Together they will add 461 new residential units to the Sloan’s Lake neighborhood.

Aliyah will include 294 homes with city and mountain views, co-working areas, a fitness center, wellness amenities, and ground-floor retail. Fifteen of the units will be reserved for Denver Public Schools educators earning up to 60 percent of the area median income.

Liora will provide 158 energy-efficient apartments for residents earning between 30 and 60 percent of the area median income. Developed in partnership with The NHP Foundation, it will meet Enterprise Green Communities Plus standards and feature all-electric HVAC systems.

A new parking structure is currently under construction at the corner of 16th Avenue and Meade Street. Once complete, it will primarily serve the adjacent hospital facility and support the overall redevelopment site.

Financing partners include the Colorado Housing and Finance Authority, PNC Bank, Bellwether Enterprise, and the State of Colorado through Proposition 123.
