RiNo’s next adaptive reuse project is taking shape where a former warehouse is being reimagined as Larimer Yards.

MNG Larimer Partners LLC purchased the 8,312 square foot industrial building on a 12,488 square foot lot for $3.27 million this summer.

The site is zoned I-MX-3 and sits in the middle of one of RiNo’s liveliest blocks, right next to Fish N Beer, across from Denver Comedy Lounge, and just steps from Trammell Crow’s proposed 300 unit mixed use development at 36th and Downing.

Led by Kevin Nguyen of Regular Architecture, the project will convert the existing masonry structure into a mixed use hub featuring four retail suites.

Suite one will be 1,050 square feet of retail. Suite two will be 3,552 square feet of food and beverage. Suite three will be 1,550 square feet of food and beverage. Suite four will be a 1,930 square foot fitness center.

To activate the street and draw people in, plans call for a new opening on the Larimer façade, an elevated ramp and stair entry, and two outdoor patios measuring 405 square feet and 362 square feet. The design will add energy and pedestrian activity to the block.
