5365 Byrd Drive & 5645 Kitty Hawk Drive

Aardex has acquired Brands West, a 187,457 square foot Class A industrial campus in Loveland, adding another fully leased asset to its growing Front Range portfolio.

The two building property is located at 5365 Byrd Dr. and 5645 Kitty Hawk Dr. along the I 25 corridor in the Crossroads area of Northern Colorado. The campus sits near the Northern Colorado Regional Airport and directly across from the Ranch Events Complex and Blue Arena, within the broader Brands at the Ranch mixed use district north of Crossroads Boulevard.

Delivered in 2024, Brands West was 100% at the time of sale. The campus is home to 6 tenants focused on advanced manufacturing, product assembly, and industrial services. Current tenants include Muller Technology, James Fisher Technologies, and Artisan Design Group, a flooring distribution platform affiliated with Lowe’s.

Aardex acquired the property from Hines as part of a 1031 exchange following the disposition of an out of state asset. The firm said the acquisition aligns with its long term strategy of owning newly delivered, well located industrial properties positioned for durable performance.

The campus was designed to support modern manufacturing and logistics users with high power capacity and flexible building layouts. Property features include 28 and 32 foot clear heights, a 60 foot speed bay, 2500 amps of power, 49 dock high doors, 490 parking spaces, and 43 trailer stalls. Outdoor amenities include landscaping, a pergola covered seating area, and an outdoor basketball court.

Brands West is located within one of Northern Colorado’s fastest growing employment corridors, where demand for Class A industrial space continues to outpace supply. The acquisition further strengthens Aardex’s presence in the region as industrial users continue to favor modern buildings with proximity to regional transportation infrastructure.
