
Forget pumpkin spice, the hottest fall trend in Denver is free rent. Property managers are practically begging you to move in as Denver’s apartment market continues to shift as supply peaks and demand cools into fall.
Asking rents dropped 1.2% in September, the sharpest monthly decline since late 2024, and analysts expect a 2.2% year-end decrease. Nearly 53% of apartment communities now offer concessions, up from 43% early this year, with October looking no different as incentives continue to rise.
Renters in some neighborhoods can secure up to 14 weeks of free rent as property managers compete for tenants in a market still working through record vacancies near 6%.
The leasing landscape highlights deep discounts across the city.
Revival on Platte is offering up to 12 weeks free base rent plus a $1,000 bonus for quick applicants. The Vixen lists 25% off rent for the first ten months.
Akin Golden Triangle is running a sweepstakes with two prizes of $50,000 or a year of free rent. One River North includes 12 weeks free on 16-month leases that begin before year-end.
The Madison and The Fillmore at Copperleaf advertise up to 12 weeks free and a $1,000 application bonus.
Skyline at Highlands is offering 10 weeks free for residents who move in by November 15, 8 weeks free for later move-ins, and 12 weeks free on all S1 floorplans.
Although leasing activity remains solid, heavy deliveries continue to weigh on pricing. With fewer new starts ahead and most developers slowing projects, the market is expected to stabilize through 2026 as construction eases and absorption catches up.
