Last week, the Denver Planning Board recommended approval to rezone a 6.27 acre site to allow for The Cottages at Gateway, a 95 unit rental community.

The surrounding area is mostly under developed and will be part of the larger "Gateway" development planned to bring a k-8 school, hotels and various retail to the bordering parcels.

The property is located within the DIA district bounded by Argonne Street, the future 63rd Avenue, the future Ceylon Street and a stormwater detention facility to the South.

Considering Denver International Airport is just 8 miles from the site, the current DIA overlay prohibits any building that provides residential accommodations.

The developer, Brue Baukol Capital Partners requested a zoning change to S-MX-3, a suburban mixed-use district that permits residential uses up to 3 stories.

Brue Baukol Capital Partners is proposing to construct 95 for rent attached dwellings within various two story tri-plex and five-plex buildings. We were able to uncover the site plan, unfortunately renderings are not available at this time.
