1275 Decatur Street
80 unit middle income housing development at 1275 Decatur Street in Denver’s Sun Valley neighborhood, near Federal Boulevard and Holden Place. The project would add a rare concentration of larger family sized apartments to an area seeing significant public and private reinvestment.
The 5 story building is planned to include 60 three bedroom units and 20 four bedroom units, a unit mix that is increasingly uncommon in new multifamily construction across Denver. All residences are organized around a central courtyard designed as a landscaped pocket park, providing shared outdoor space for residents.
Ground floor programming includes a lobby, coworking area, fitness center, pet wash, bicycle parking, property management offices, and building support spaces. A total of 64 vehicle parking spaces are planned at grade and will be fully screened from public view.
Architecturally, the building features a serrated ground floor wall treatment along Decatur Street and Holden Avenue. The design emphasizes pedestrian oriented street edges while minimizing the visual impact of parking and service areas. Overall, the proposal appears more thoughtful and architecturally refined than many recent multifamily projects, particularly in its massing, street activation, and focus on resident oriented design.
The roughly 34,100 square foot site is zoned C MX 5, with a proposed building height of approximately 70 feet, consistent with zoning allowances. The development is being led by Evergreen Real Estate Group, with design by Lorcan O’Herlihy Architects. The property is owned by the Denver Lions Foundation and is currently home to an industrial preschool operated by Mile High Early Learning Montessori.
If approved, the project would represent a meaningful addition of family focused middle income housing in Sun Valley, a neighborhood continuing to evolve through new housing, infrastructure investment, and redevelopment.
