Wazee Partners, a Denver based development company, has put forward a proposal to construct a 5-story apartment building at the corner of Knox St & W 14th Ave in the West Colfax neighborhood.

Situated just one block from the Knox Light Rail Station at Paco Sanchez Park, the proposed apartment building will replace three Section 8 subsidized duplexes, known as GAO Homes. Given the existing G-MU-5 zoning and the ongoing redevelopment efforts in the vicinity, the transformation of this site was only a matter of time.

According to public records, the planned apartment building will feature 74 units, 81,464 square feet, spread across five stories.

Despite being in proximity to the Knox Light Rail Station, the building will feature 61 parking spaces, ensuring ample parking availability along with at least 30 bicycle spaces.

Rendering

The density along this corridor is increasing fast with little signs of slowing down. Ground breaking is anticipated for September of this year with a completion of date of Q1 of 2025.
