Mineral Place, a 45 acre redevelopment, is transforming a former office campus into one of Littleton’s largest mixed use projects. Led by RIG Mineral, LLC, the project will deliver a Costco anchored retail center with a fueling station, a Portillo’s Hot Dogs location, additional national tenants, and new housing.
To support the redevelopment, Littleton approved a $29.5 million sales tax share back agreement tied to the retail performance, citing unusually high land and sitework costs tied to replacing the former Lumen Technologies campus.
Seven months ago, the site was still largely dirt and demolition. Photos taken on 6/6/2025 showed demolition finishing up as crews cleared the property and began grading. At that point, Mineral Place was still firmly in the early stages, with the scale of the project easier to understand on paper than on the ground.
New photos from 1/6/2026 show a clear shift into full scale construction. On the commercial side, crews are installing internal roadways, curbs, and underground utilities that will serve the future Costco, home improvement store, Portillo’s, and multiple retail pads. Grading is largely complete, traffic patterns within the site are now visible, and the layout reflects large format retail development.
Just south of the retail portion, the residential component is well into vertical construction. Framing is up across multiple buildings at The Sullivan, a 370 unit apartment community being developed by Embrey.
With infrastructure going in and buildings rising on the south side of the site, Mineral Place has moved well past the speculative phase. What was once a major office campus is now an active construction zone, and a 2026/2027 opening timeline is starting to feel increasingly realistic.
