A 63-unit apartment development is proposed at 1675 E 35th Avenue in Denver’s Cole neighborhood at the intersection of E 35th Avenue and N Gilpin Street.
The project is planned on a 0.84-acre site adjacent to the Metro Denver Partners Denver Youth Program campus and directly across the street from Wyatt Academy, a charter school serving students in northeast Denver.
Plans submitted to the City of Denver call for a four-story residential building containing 63 apartment units. The units are planned as income-restricted housing, serving households earning between 30% and 60% of Area Median Income (AMI).
The property sits just a few blocks north of the RiNo Art District and within close proximity to the future Rock Drill redevelopment, a large mixed-use project planned along Brighton Boulevard that is expected to introduce new residential, office, and commercial space to the area.
The project is currently moving through Denver’s Proposition 123 fast-track review program, which allows qualifying income-restricted housing developments to receive expedited city review and permitting timelines.
Proposition 123 was approved by Colorado voters in 2022 and created a statewide funding program intended to increase the supply of affordable housing. In Denver, projects that meet income-restriction requirements can be eligible for accelerated planning and permitting review, allowing housing developments to move through the approval process more quickly than typical market-rate projects.
The development is being led by Medici Communities in partnership with Urban Land Conservancy, which owns the property and is leasing the land for the project. Urban Land Conservancy is a Denver-based nonprofit that focuses on preserving land for community-serving uses including housing, schools, and nonprofit organizations. Kephart is the architect on the project.
The site is part of a larger campus anchored by Metro Denver Partners, which operates youth education and workforce development programs from the neighboring facility.
