3875 Walnut Street

Formativ Real Estate Group has broken ground on Rowan, a 358 unit multifamily community at 3875 Walnut Street in RiNo.

The project sits steps from the 38th and Blake A Line station and adds another major piece to Formativ’s larger transit oriented development site. Across 3 parcels, the Denver based developer is advancing Rowan, the 310 unit workforce housing project at 3850 Blake Street and a forthcoming 180 key hotel planned for 3800 Blake Street.

Formativ described the groundbreaking as a sign of renewed investor confidence in north RiNo, even as Denver’s multifamily pipeline has slowed. The company is positioning the site as a coordinated mix of housing, hospitality, retail and neighborhood serving uses at one of the city’s most transit connected urban locations.

Rowan will bring a market rate rental offering with studios, 1 bedroom and 2 bedroom homes, along with a limited number of penthouse units. Amenities are planned on levels 5 and 16, including a pool deck, spa, grill stations, flex lawn, fitness center, yoga and Pilates studio, coworking lounge, library, theater room, cafe and skyline and Front Range views.

The broader Formativ plan also includes more than 15,000 SF of activated retail, while the hotel is expected to add placemaking, conference and event space to the north end of RiNo. The hotel is slated to break ground in Q1 2027.

Activity around the property continues to build beyond Formativ’s parcels. One River North brought national attention to the area, AVE Station House is advancing near 40th Street, the, Carmel Partners has started a 481 unit project farther south in Five Points, while MAKfam and Risica are building out new food and beverage spaces at EDIT RiNo at xxxx walnut, adding more quality options to the corridor. Maybe One River North will finally get a retail tenant too.

SAR+ is serving as architect of record for Rowan, Britt Design Group is leading interior design and The Weitz Company is the general contractor. Construction is underway, with Formativ expecting to welcome residents in fall 2028.
