2727 Welton Street

Plans are moving forward for a new two story development at 2727 Welton Street in Denver’s Five Points neighborhood, with updated filings revealing a clearer picture of how the project has evolved since its initial concept review.

The proposal calls for demolition of the existing noncontributing commercial building, originally constructed in 1899, and replacement with a 7,955 square foot structure occupying the full 50 by 80 foot lot. The site sits within the Five Points Historic Cultural District, where new construction is required to respect historic context while remaining distinguishable from older buildings.

Early concept plans submitted in 2024 showed a ground floor eating and drinking establishment with 3 residential units above. That housing component has since been removed. Formal site development plans now dedicate the entire second floor, totaling 3,879 square feet, to an arts, recreation, and entertainment use. The ground floor remains programmed for a food and beverage tenant designed to activate Welton Street.

The building will rise approximately 34 feet, well below the area’s maximum allowed height. Plans show a recessed double door entry, large storefront windows providing 48 percent transparency along the street frontage, and a covered outdoor patio measuring roughly 18 by 22 feet. Four on site parking spaces will be accessed from the alley.

Project documents indicate the finished floor elevation has been raised to address potential flooding concerns, and the development is exempt from Denver’s Green Buildings Ordinance due to its size. Concept review has been completed, but demolition permits, site development approval, and building permits are still required. No construction timeline has been announced.
