Evergreen Dev Co has cleared concept review for Outlook GVR II, a 268 unit multifamily community proposed for 4507 North Rifle Way. The 12.25 acre site is planned for 12 residential buildings that include eight 32 unit three story buildings and four 3 unit carriage buildings. A central clubhouse and amenity zone would anchor shared open space for residents. Planned density is 21.9 units per acre.
The plan includes 478 parking spaces with 96 attached garages, 32 detached garages, 72 tandem stalls, and 278 open stalls. Three vehicular entries connect to Rifle Street along with a pedestrian link to the RTD A Line. Stormwater detention is proposed off site. Wastewater service is a major technical issue due to the site sloping west away from existing sewer stub outs. Engineers report that a gravity sewer tie would require nearly 200000 cubic yards of fill. To avoid that scale of work the team proposes a private lift station to collect and pump residential effluent to the city system. Calculations show a sanitary peak flow near 0.40 cubic feet per second and a required capacity of 0.47 cubic feet per second. Denver transportation and infrastructure staff issued conditional approval for the lift station.
Design notes show buildings at roughly 45 feet in height using fiber cement siding, stone accents, and pitched rooflines similar to nearby development. Landscaping and pedestrian routes are included along public facing edges. With concept review complete the team will prepare a formal site development plan and continue coordination with the city.
Project team members listed in the concept package include Evergreen Green Valley Ranch and Telluride Land LLC as owner, Norris Design as planner and landscape architect, and KEPHART as architect. Outlook GVR II now moves into detailed site planning and permitting, and the development will continue to shape the next phase of residential growth along Rifle Street.
