16-Story Mixed-Use Building Proposed Next to One River North

With the recent completion of the highly anticipated One River North, attention is now shifting to the adjacent parcels where developers have proposed a new 17-story, 271-unit apartment building across from the 38th & Blake RTD station.

Spearheaded by prominent Denver developer Mike Mathieson of Forbes Partnership, this project will replace two single-story warehouses currently occupied by Valiant Manufacturing. According to the building plans, the development will include 271 units, with 12 units designated as affordable housing, ground-floor retail space, 207 parking spaces, and 102 bicycle spaces.

This section of Blake and Walnut Street is set to undergo a dramatic transformation, with numerous developments either ongoing or proposed on nearly every adjacent parcel. The new project by Forbes Partnership, designed by ZDP+A, will feature a modern aesthetic with brick elements on the lower floors to reflect the area's industrial heritage.

As the RiNo district continues to evolve, this development promises to add significant residential and retail capacity, further solidifying the area as a dynamic and desirable urban hub.​
