Today we head over to Washington Park West where Blue Family Development will transform this corner parcel into a 30-unit apartment building. The site is located at the corner of S Logan Street and E Tennessee Ave and was purchased by Blue Family Development on 2014 for $1,025,000 when the site was improved with a CereScan medical office building.

Blue Family Development is a small family-owned fourth generation real estate company with long-time roots in the Denver real estate market stretching back to the early 1930's.

Lindsay Mcclintock revealed that Blue Family Development plans on being long-term owners of Logan Square and will manage the building in-house. Construction of the project is set to begin this month with an estimated completion date in July of 2023.

Logan Square will be a mix of studio, one and two-bedroom units with high ceilings, natural light, laundry and high-end finishes.  The building will offer off-street parking and is approximately 0.5 miles to the Louisiana/Pearl Light Rail Station, 0.5 miles to Washington Park and in walking distance to the shops and restaurants on Pearl Street and beyond.

Speaking of Pearl Street, Blue Family Development recently constructed and stabilized Pearl Flats, a 27-unit apartment building located at 70 Pearl Street approximately 1.3 miles away from Logan Square in the Speer neighborhood.

Pearl Flats

Pearl Flats is a "brand new urban building that mixes the charm of the old with the luxury of the new” says Lindsay Mcclintock.

The building consist of oversized 1 and 2 bedroom units starting at 650 square feet going up to 1150 square feet.

All of the current units have high ceilings, ample natural light, and large balconies with rent starting at $2,000. Residents of the Flats are at the heart of Denver proper, and have full access to all the city has to offer. Washington Park (Wash Park), The Denver Botanical Gardens, and a plethora of nightlife spots are just a taste of what daily life could look like when living at Pearl Flats.

Blue Family Development is also the property manager for Pearl Flats, while the general contractor used was DIRC Homes, another highly distinguished Denver market player.
