12-unit Multifamily Building Proposed on E Hampden Avenue

Today we visit the Hampden section of the city where the owner of this half acre lot is planning to construct a 4-story, 12-unit apartment building.

This site was purchased by Kamm Properties in 2014 for only $185,000. Limited information is available for Kamm Properties, however we discovered that they own the India's Restaurant directly next door.

This 21,416 square foot lot is located within a commercial complex shared with Gentle Touch Animal Hospital, 1st Bank and India's Restaurant.


Considering the site runs to the fence of the neighboring property, there's a good chance the secondary access point to the animal hospital will be cut off.

At first glance, it appears the best use for the site would be another single story commercial building. However, the underlying B-2 zoning permits multi-unit dwellings as of right.


The new residential spaces will likely appeal to young professionals due to the easy access to the Cherry Creek Reservoir(1 mile) and  close proximity to the Denver Tech Center(3 miles).

Considering the development is still in the early stages, renderings have not been released yet. We'll be sure to check back with updates as this project unfolds!
